Landlord Not Required to Child-Proof to Rent to Families With Children

Question: We own a short-term rental in North Scottsdale. The swimming pool does not comply with the child-proof regulations, e.g., self-locking gates, so we only rent to adults. Our Realtor brought us a family with three children who wants to rent for two months. She said that we cannot discriminate against families with children, so we need to pay for the repairs to comply with the child-proof regulations. Is she correct?

Answer: Probably not. Similarly, a landlord is probably not required to make repairs to accommodate a potential new tenant who is a disabled person confined to a wheelchair.
